Market Conditions: Coastal Georgia

Claudia Armbrister, our market expert for coastal Georgia, reports her area is strongly trending towards a buyers market. 7,650 active listing, over 8,000 new homes and approximately 1000 new listings per month in 2007 means tons of great supply for Buyers, Armbrister says. The downside, of course, is for the sellers. And she says lots of higher end homes are languishing in this soft market. Armbrister advises sellers to price their homes according to this more cautious market. Also be ready to entertain all offers and have your home it perfect condition for viewings, she says. But some good news for sellers, Armbrister thinks more buyers will be entering the market over the next few weeks as almost 4,000 soldiers return home. For the time being, buyers rule the day. Oversupply is allowing people to be much more choosy about their home purchase. Armbrister cautions buyers to come with lender approval in hand, Armbrister says, and view the homes your really want AND are qualified to buy.
