Affordability Makes Mesa An Attractive Alternative To Phoenix

Mesa is Arizona"s third-largest city, attracting new residents each year with its affordable housing, say local Realtors. "Located 12 miles southeast of Phoenix, Mesa is the third-largest city in Arizona," says Realtor Jeanne Bryson. "With a population of 450,000 and growing, Mesa continues to attract thousands of newcomers each year. Affordable housing is one of the attractions to Mesa. Most of the new home building is in North Mesa and East Mesa. Mesa"s shopping, recreational, educational and cultural amenities are some of the most extensive in the Valley. Many "snowbirds" migrate to Mesa in the winter months to enjoy the sunshine, golf courses and desert living. Bryson explains, "Mesa is a city with diverse neighborhoods: in central Mesa, the average sales price for September was $119,479 -- with 189 homes sold -- average of 57 days on the market. East of Gilbert Road to Power Road, the average sales price was $165,388 in September, with 254 homes sold and 65 days on the market. Sellers are still getting an average of 97 percent of their list price. East of Power Road, the average sales price was $149,291, with 153 homes sold -- average days on the market was 60. In the north areas of Mesa (north of McDowell) prices were significantly higher: average sales price: $244,266 with 9 homes sold -- average market time: 92 days." Suggest Realtors Bonnie and Doug Laux, "Mesa is affordable, has amenities and has an annual migration of "snowbirds" (winter residents from the Midwest)." The Lauxes say, "Mesa has a median home price of $115,000 with no city tax. It"s affordable to the average Mesan"s $33,600 annual income. It has separate retirement communities, twenty golf courses and 47 city parks, as well as educational and cultural amenities. Mesa has several major Fortune 500 companies with only 3.8 percent unemployment. You usually can have a larger lot with an older home or they boast subdivisions with block walls that are higher-end. The 202 is open to Greenfield Rd. Mesa allows people to live cheaper living and yet have quick access to the Valley amenities." "Sales in Mesa"s resale market are going well, however, there are more homes for sale now so prices are slightly down," say Realtors Melinda and Wil Edwards. "Newly built homes are selling quickly. Homes, especially in the $150,000 range or below seem to be selling quickest, and with lower interest rates this market will follow suit. Buyers will find some good selection of properties that may have been on the market for more than the usual time. Investors are encouraged to look in this area.
