A Record Year for Colorado Springs?

Colorado Springs will soon be welcoming fall weather. Will it be welcoming a booming market as well? "Living in the shadow of America"s Mountain, Pikes Peak, is amazing. This whole area is starting to move in the upward direction and we expect even more upward movement as the town fills with more military. New construction costs are rising faster than resale homes, making room for appreciation. The recent disaster in New Orleans may put additional pressure on price and availability of construction materials. Interest rates are still great (mid 5"s) making this a great time to buy and sell in the Springs!" Realtor Deb Jones notes, "Colorado Springs is still experiencing a buyer"s market. It is not unusual for buyers to get seller concessions including payment of buyer"s closing costs. New home building is still going strong." She adds, "However, prices for brand new homes have gone up due to increases in the price of building supplies (lumber, steel, etc.). Builder incentives and lender first-time-home-buyer programs along with the still low interest rates make home ownership a reality for many folks who never would have considered themselves able to purchase a home." Question: I have a buyer and they offered a very good price, perhaps a bit higher than a house of this size and neighborhood has ever fetched. Maybe the low age and excellent condition and extras justify this. Just before the offer, mortgage rates were lower than ever in recent memory, but now they have jumped .75 - 1.5%, which I suppose may erode the value. If I get a lower number from an assessor than our agreed price, and the lender insists on 100% assessed valuation, what are my options as a seller?

Does The Agent Really Have A License?
California escrow companies have a duty to determine that the brokers or agents to whom they pay commission checks actually do have a real estate license. This duty arises from California Business and Professions Code section 10138. It was confirmed recently in a Second District Court of Appeal case (Kangarlou v. Progressive Title), in which the plaintiff had brought an action against the escrow company for having paid commissions to persons who did not in fact have valid California real estate licenses.
